When buying an existing property you’ll need to budget about 8% of the purchase price towards legal fees that you pay to your notaire or solicitor.
For example on an apartment worth 200,000 Euros you’ll pay around 16,000 Euros in legal fees.
If the property is less than five years old or is being constructed (this is known as a new build) the notaire fees are around 4%. So you can expect to pay about 18,000 Euros on a new chalet worth 450,000 Euros.
Choosing a notaire/solicitor
You are free to choose your own notaire or you can choose the same notaire as the vendor (the person selling the property). Whichever you choose the cost will be the same.
If you are a French tax payer you can include the notaire fee in your mortgage. If you’re not French tax payer and pay your tax in another country you will need to pay the notaire fees yourself.
